So, from the insured you would just need either new pictures, or an agreement with a contractor that the repairs are scheduled to be made

Yes, but if they do the contract for repairs, it needs to include the following: Address on the document must match the risk we are insuring.
Contract must be legible.
Estimates/Proposals are not acceptable.
Contract must describe type and extent of work done.
Roof replacement contract must specify complete roof replacement
Contract should provide completion date
Photos of the completed work are required.
Contractor, or contracting company should be clearly shown, preferably on letterhead.
Generic invoices are not always clear and do not contain adequate information.
If Contract is questionable, verify License number if provided.
There are state websites where you can verify a contractor’s license is valid.
Contracts must be signed by the insured and contractor, if spaces are made available for them on the contract.
It is preferred (not required) that a 50% down payment be reflected on the contract.
A check or other payment filled out by the insured is not acceptable in lieu of a contract nor as proof of down payment.
