\r\n\tHaving a pre-approval for a mortgage adds to your negotiating strength. In fact -<\/div>\r\n
\r\n\tsome Sellers even request you add proof of pre-approval to an offer to purchase<\/div>\r\n
\r\n\ttheir home. It's a crucial first step to home-ownership that saves you the time and<\/div>\r\n
\r\n\theartache of finding a home you love but can't afford.

\r\n\tPro Tip:<\/strong>
\r\n\t <\/div>\r\n
\r\n\tUse a mortgage broker to help get the best mortgage for your needs. Most people go<\/div>\r\n
\r\n\tthrough the bank where they have their chequing or savings account, simply<\/div>\r\n
\r\n\tbecause they don't know any better. In my next email I'll tell you why I choose a<\/div>\r\n
\r\n\tbroker over a bank rep, all day every day. I think you'll find it a really useful read!

\r\n\t2.   You need a reserve for closing costs<\/span><\/strong><\/div>\r\n
\r\n\t <\/div>\r\n
\r\n\tThe big ones include land transfer taxes and legal fees, among a host of others like<\/div>\r\n
\r\n\tmortgage insurance, utility hookups, and moving costs. A safe reserve is about 2-4%<\/div>\r\n
\r\n\tof the purchase price of your home; so if you're looking at properties around $300<\/div>\r\n
\r\n\t000, that's about $6 000 - $12 000 in closing costs.<\/div>\r\n
