It's a crucial first step to home-ownership that saves you the time and<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">heartache of finding a home you love but can't afford.<br \/>\r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\"><strong>Pro Tip:<\/strong><br \/>\r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">Use a mortgage broker to help get the best mortgage for your needs. Most people go<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">through the bank where they have their chequing or savings account, simply<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">because they don't know any better. You need a reserve for closing costs<\/span><\/strong><\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\"><\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">The big ones include land transfer taxes and legal fees, among a host of others like<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">mortgage insurance, utility hookups, and moving costs. A safe reserve is about 2-4%<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">of the purchase price of your home; so if you're looking at properties around $300<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\">000, that's about $6 000 - $12 000 in closing costs.<\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\"><\/span><\/div>\r\n\t\t\t\t<div>\r\n\t\t\t\t\t<span id=\"t1\"><span style=\"color:#0000ff;\"><strong>3.
