So without<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tfurther ado: \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tMy Top 3 Tips For Buyers<\/u><\/span><\/strong><\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t1. <\/strong><\/span><\/strong><\/span>What's the Difference between a Buyer's and Seller's Market<\/strong><\/span><\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tA Buyers' Market occurs when there are more properties for sale than there are Buyers.<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tSellers' homes are competing for a limited # of Buyers, so you'll see more price reductions.<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tBuyers have their pick of homes, which means that properties will sit on the market longer.<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tIf you're buying a home, this is the time to make your move.<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tA Seller's Market occurs when there are more Buyers in the market than there are homes<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tfor sale. Multiple buyers interested in the same property leads to bidding wars and higher<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tprices. If you're buying a home in this market, be aware that the Seller has the advantage. \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t2. On the flip side, I've<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\talso had clients put in an offer after the FIRST house they saw. They knew what they<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\twanted and they wanted it now.<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t3. There's no average # of days for closing<\/strong><\/span><\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tWhen an offer is made, the Buyer and Seller agree to when they want to close. ('Closing' is<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\tthe date the Buyer officially owns the home). I've seen closings as short as 2 weeks after an<\/span><\/div>\r\n\t\t\t\t \r\n\t\t\t\t\toffer was accepted, and as long as 12 months.
