\r\n\t\t\t\t\tTime and time again I've proudly helped my clients get awesome deals on the homes they<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tbuy. That's because I know what to look for in an MLS listing to keep my client ahead of the<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tgame.
\r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tSo {first_name}, if you're looking for a deal, make sure to keep an eye out<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tfor:

  • \r\n\t\t\t\t\t\tRepeated price decreases<\/strong>
    \r\n\t\t\t\t\t\t<\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
    \r\n\t\t\t\t\tThis is a telltale sign of a Seller who is listening to the market and is motivated to<\/span><\/div>\r\n\t\t\t\t
    \r\n\t\t\t\t\tsell.
    \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\t
    • \r\n\t\t\t\t\t\tVacant homes<\/strong><\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
      \r\n\t\t\t\t\tHomes are typically vacant for only a few reasons. Either the owners have<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\talready moved out, the previous tenants have left, or the property has been<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\tflipped. In any case, Sellers may be more willing to come down on price to save<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\tthemselves the monthly costs of owning a vacant home.
      \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
        \r\n\t\t\t\t\t
      • \r\n\t\t\t\t\t\tHigh Days on Market (DOM)<\/strong><\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
        \r\n\t\t\t\t\tThe definition of \u2018high' depends on the type of property and area, but you can<\/span><\/div>\r\n\t\t\t\t
        \r\n\t\t\t\t\tsafely assume that anything sitting on the market for more than 30 days has lost<\/span><\/div>\r\n\t\t\t\t
        \r\n\t\t\t\t\tthe interest of other Buyers. Now a high DOM may be a sign of a stubborn Seller,<\/span><\/div>\r\n\t\t\t\t
        \r\n\t\t\t\t\tbut it could also be a golden opportunity to buy at a discounted price.
        \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\t
        • \r\n\t\t\t\t\t\tSellers nearing the end of their listing period<\/strong>
          \r\n\t\t\t\t\t\t<\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
          \r\n\t\t\t\t\tThese Sellers are tired of failed showings, the upkeep of having their home \u2018show<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\tready', and negotiations that have turned unsuccessful. They just want to have<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\tthe sale of their home over and done with. You'd be surprised to know how many<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\thomes sell on day 90 of a 90-day contract.<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
            \r\n\t\t\t\t\t
          • \r\n\t\t\t\t\t\tProperties listed by out-of-town agents<\/strong><\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
            \r\n\t\t\t\t\tIt's easy. If you're not from here then you simply can't know the ins and outs and<\/span><\/div>\r\n\t\t\t\t
            \r\n\t\t\t\t\tcommon practices of our market. That naive Seller who is using their brother's<\/span><\/div>\r\n\t\t\t\t
            \r\n\t\t\t\t\tbest friend's mom might think they're doing themselves a favor,<\/span><\/div>\r\n\t\t\t\t
            \r\n\t\t\t\t\tbut they could be losing out on tens of thousands of dollars. That's an<\/span><\/div>\r\n\t\t\t\t
            \r\n\t\t\t\t\topportunity for you!<\/span><\/div>\r\n\t\t\t\t
            \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
