\r\n\t\t\t\t\tfor slight clues about a listing that may easily be overlooked by other agents - clues like<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\twhy a Seller is selling.
\r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tSome Sellers NEED to sell more than others, and if they're motivated enough, you're likely<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tto score yourself a sweet deal. So let me fill you in...
\r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\tSellers who NEED to sell:<\/u><\/span><\/span><\/div>\r\n\t\t\t\t
\r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t
    \r\n\t\t\t\t\t
  • \r\n\t\t\t\t\t\tClose on a specific date<\/span><\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
    \r\n\t\t\t\t\tWhen a Seller wants an exact closing date (ie. August 15, 2018), that's a strong<\/span><\/div>\r\n\t\t\t\t
    \r\n\t\t\t\t\tindication they've either already bought a house that closes on that day, or they<\/span><\/div>\r\n\t\t\t\t
    \r\n\t\t\t\t\thave a mortgage that's coming due. For them, timing will likely override price.<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\t
    • \r\n\t\t\t\t\t\tHouse flippers<\/span><\/strong><\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
      \r\n\t\t\t\t\tShort timelines and a quick sale are critical for flippers. They have the same costs of<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\thome ownership as everyone else \u2013 mortgage, taxes, utilities, ongoing maintenance<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\t\u2013 so the longer they hold on to a property the less profit they make. If they've<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\talready purchased their next reno this is a good reason for them to be flexible on<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\tprice.<\/span><\/div>\r\n\t\t\t\t
      \r\n\t\t\t\t\t<\/span><\/div>\r\n\t\t\t\t

        \r\n\t\t\t\t\tbecause the Sellers may not necessarily benefit from the proceeds of the sale. A<\/span><\/div>\r\n\t\t\t\t
        \r\n\t\t\t\t\tquick sale helps take the load of selling another person's home off their hands so<\/span><\/div>\r\n\t\t\t\t
        \r\n\t\t\t\t\tthey can use that time to properly mourn over the loss of their loved one.<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\t
        • \r\n\t\t\t\t\t\tWork recruits<\/strong><\/span><\/span><\/li>\r\n\t\t\t\t<\/ul>\r\n\t\t\t\t
          \r\n\t\t\t\t\tIf someone is relocating to another city for a job, for instance, it's very possible that<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\tthe company is making up any loss on the sale of the house, so the Seller may be<\/span><\/div>\r\n\t\t\t\t
          \r\n\t\t\t\t\tmore willing to negotiate.<\/span><\/div>\r\n\t\t\t\t
