So without<\/div>\r\n<div>\r\n\tfurther ado:<br>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\t<strong><span style=\"color:#0000ff;\"><u>My Top 3 Tips For Buyers<\/u><\/span><\/strong><\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\t<span style=\"color:#0000ff;\"><strong>1.&nbsp; <\/strong><\/span><span style=\"color:#ff0000;\"><strong>&nbsp;<\/strong><\/span><span style=\"color:#0000ff;\"><strong>What's the Difference between a Buyer's and Seller's Market<\/strong><\/span><\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tA Buyers' Market occurs when there are more properties for sale than there are Buyers.<\/div>\r\n<div>\r\n\tSellers' homes are competing for a limited # of Buyers, so you'll see more price reductions.<\/div>\r\n<div>\r\n\tBuyers have their pick of homes, which means that properties will sit on the market longer.&nbsp;<\/div>\r\n<div>\r\n\tIf you're buying a home, this is the time to make your move.<\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tA Seller's Market occurs when there are more Buyers in the market than there are homes<\/div>\r\n<div>\r\n\tfor sale. Multiple buyers interested in the same property leads to bidding wars and higher<\/div>\r\n<div>\r\n\tprices. If you're buying a home in this market, be aware that the Seller has the advantage.<br>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\t<span style=\"color:#0000ff;\"><strong>2.&nbsp; &nbsp;There's no average time before you find \u2018The One.'<\/strong><\/span><br>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tNobody likes an \"It depends\" answer, but truth is, how long it takes or how many properties<\/div>\r\n<div>\r\n\tyou look at before you find \u2018The One' depends on you. If you're new to an area, viewing<\/div>\r\n<div>\r\n\t12+ homes to get a feel for a neighbourhood isn't far from the norm. On the flip side, I've<\/div>\r\n<div>\r\n\talso had clients put in an offer after the FIRST house they saw. They knew what they<\/div>\r\n<div>\r\n\twanted and they wanted it now.<\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\t<span style=\"color:#0000ff;\"><strong>3.&nbsp; &nbsp;There's no average # of days for closing<\/strong><\/span><\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tWhen an offer is made, the Buyer and Seller agree to when they want to close. ('Closing' is<\/div>\r\n<div>\r\n\tthe date the Buyer officially owns the home). I've seen closings as short as 2 weeks after an<\/div>\r\n<div>\r\n\toffer was accepted, and as long as 12 months.
