More noteworthy, they aren't prepared to fix any<\/div>\r\n<div>\r\n\tdeficiencies, either.<br>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tFear not.<br>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tAn \u201cas-is\u201d home may have mice nesting in the gutters or mould between the walls. Or, it<\/div>\r\n<div>\r\n\tcould simply mean that the property is being sold by a bank, a municipality, or a hands-off<\/div>\r\n<div>\r\n\tinvestor who isn't familiar enough with the property to speak to its condition. My advice:<\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\t<u>Buying the \u201cas is\u201d home:<\/u><\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<span style=\"color:#0000ff;\"><strong>Get a home inspection by a qualified inspector.<\/strong><\/span><\/li>\r\n<\/ul>\r\n<div>\r\n\tAttend the inspection, go in with your eyes wide open, ask questions, read the<\/div>\r\n<div>\r\n\tinspector's report thoroughly, and follow through on their recommendations.<\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong><span style=\"color:#0000ff;\">Have a generous budget for fixes.<\/span><\/strong><\/li>\r\n<\/ul>\r\n<div>\r\n\tExpect renovations to cost twice as much (and take double the amount of time) as<\/div>\r\n<div>\r\n\testimated. Some repairs may even impact your ability to get home insurance.<\/div>\r\n<div>\r\n\tEnsure you have a contingency to account for these unexpected costs and get them<\/div>\r\n<div>\r\n\tfixed right away.<br>\r\n\t&nbsp;<\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong><span style=\"color:#0000ff;\">Accept that your ability to sue the Seller for deficiencies is limited to null.<\/span><\/strong><\/li>\r\n<\/ul>\r\n<div>\r\n\tRemember that the Seller isn't guaranteeing anything, so be prepared for anything.<\/div>\r\n<div>\r\n\tIf you do discover say, a broken appliance even after your offer has been accepted,<\/div>\r\n<div>\r\n\tany action to have the Seller mediate will be dismissed.<\/div>\r\n<div>\r\n\t&nbsp;<\/div>\r\n<div>\r\n\tBuying a home \u2018as-is' certainly has its challenges.
