\r\n\tThe other day one of my clients, Julie, asked me to show her a beautiful 2 bedroom condo<\/div>\r\n
\r\n\tby the water. The master room was spacious enough to store her large shoe collection<\/div>\r\n
\r\n\t(she's a designer, not a shopaholic lol).  And the place looked beautiful enough to decide it'd<\/div>\r\n
\r\n\tbe perfect for her and her teenage son.  
\r\n\t <\/div>\r\n
\r\n\tOnly it wasn't.
\r\n\t <\/div>\r\n
\r\n\tI double-checked the listing, and sure it had a nice description \u2013 \u201cSpectacular views! The<\/div>\r\n
\r\n\twaves are calling! A chance to live downtown!\u201d But the listing agent missed the mark on<\/div>\r\n
\r\n\tone critical thing: The \u201csecond bedroom\u201d wasn't in fact a bedroom. It was a den.  
\r\n\t <\/div>\r\n
\r\n\tSee technically and officially, a \u2018bedroom' contains 2 essential elements:
\r\n\t <\/div>\r\n
\r\n\tA window and a closet.<\/strong>
\r\n\t <\/div>\r\n
\r\n\tIt must. Have. Both.<\/u>
\r\n\t <\/div>\r\n
\r\n\tNow whether that agent knowingly mislead the public in her listing is up for debate. The<\/div>\r\n
\r\n\tproblem is buyers like you rely on accurate listing info to justify a property's listing price; An<\/div>\r\n
\r\n\textra bedroom in a home adds more value.
\r\n\t <\/div>\r\n
\r\n\tIn this case, it wasn't a \u201c2 bedroom.\u201d It was a  \u201c1+1.\u201d
\r\n\t <\/div>\r\n
\r\n\tSo unless Julie's son (or anyone else for that matter) wanted to sleep in the study, I had to<\/div>\r\n
\r\n\tcall and inform her that this condo just wasn't going to fly. 
\r\n\t <\/div>\r\n
