\r\n\tWhen a property is being sold \u201cas is\u201d, that means the Seller isn't making any guarantees<\/div>\r\n
\r\n\tabout the condition of the property. More noteworthy, they aren't prepared to fix any<\/div>\r\n
\r\n\tdeficiencies, either.
\r\n\t <\/div>\r\n
\r\n\tFear not.
\r\n\t <\/div>\r\n
\r\n\tAn \u201cas-is\u201d home may have mice nesting in the gutters or mould between the walls. Or, it<\/div>\r\n
\r\n\tcould simply mean that the property is being sold by a bank, a municipality, or a hands-off<\/div>\r\n
\r\n\tinvestor who isn't familiar enough with the property to speak to its condition. My advice:<\/div>\r\n
\r\n\t <\/div>\r\n
\r\n\tBuying the \u201cas is\u201d home:<\/u><\/div>\r\n
\r\n\t <\/div>\r\n

  • \r\n\t\tGet a home inspection by a qualified inspector.<\/strong><\/span><\/li>\r\n<\/ul>\r\n
    \r\n\tAttend the inspection, go in with your eyes wide open, ask questions, read the<\/div>\r\n
    \r\n\tinspector's report thoroughly, and follow through on their recommendations.<\/div>\r\n
      \r\n\t
    • \r\n\t\tHave a generous budget for fixes.<\/span><\/strong><\/li>\r\n<\/ul>\r\n
      \r\n\tExpect renovations to cost twice as much (and take double the amount of time) as<\/div>\r\n
      \r\n\testimated. Some repairs may even impact your ability to get home insurance.<\/div>\r\n
      \r\n\tEnsure you have a contingency to account for these unexpected costs and get them<\/div>\r\n
      \r\n\tfixed right away.

      • \r\n\t\tAccept that your ability to sue the Seller for deficiencies is limited to null.<\/span><\/strong><\/li>\r\n<\/ul>\r\n

        \r\n\tIf you do discover say, a broken appliance even after your offer has been accepted,<\/div>\r\n
        \r\n\tany action to have the Seller mediate will be dismissed.<\/div>\r\n
