\r\n\tLuckily for you, I get a kick out of playing detective. I obsessively search this private section<\/div>\r\n
\r\n\tfor slight clues about a listing that may easily be overlooked by other agents - clues like<\/div>\r\n
\r\n\twhy a Seller is selling.
\r\n\t <\/div>\r\n
\r\n\tSome Sellers NEED to sell more than others, and if they're motivated enough, you're likely<\/div>\r\n
\r\n\tto score yourself a sweet deal. So let me fill you in...
\r\n\t <\/div>\r\n
\r\n\tSellers who NEED to sell:<\/u><\/span><\/div>\r\n
\r\n\t <\/div>\r\n

  • \r\n\t\tClose on a specific date<\/span><\/li>\r\n<\/ul>\r\n
    \r\n\tWhen a Seller wants an exact closing date (ie. August 15, 2018), that's a strong<\/div>\r\n
    \r\n\tindication they've either already bought a house that closes on that day, or they<\/div>\r\n
    \r\n\thave a mortgage that's coming due. For them, timing will likely override price.<\/div>\r\n
      \r\n\t
    • \r\n\t\t House flippers<\/span><\/strong><\/li>\r\n<\/ul>\r\n
      \r\n\tShort timelines and a quick sale are critical for flippers. They have the same costs of<\/div>\r\n
      \r\n\thome ownership as everyone else \u2013 mortgage, taxes, utilities, ongoing maintenance<\/div>\r\n
      \r\n\t\u2013 so the longer they hold on to a property the less profit they make. If they've<\/div>\r\n
      \r\n\talready purchased their next reno this is a good reason for them to be flexible on<\/div>\r\n
      \r\n\tprice.<\/div>\r\n

      • \r\n\t\tEstate sales<\/strong><\/span><\/li>\r\n<\/ul>\r\n
        \r\n\tNow I'm not advocating taking advantage of anyone who's lost a family member.<\/div>\r\n
        \r\n\tThat's just bad karma. Estate sales just tend to have more motivated Sellers<\/div>\r\n
        \r\n\tbecause the Sellers may not necessarily benefit from the proceeds of the sale. A<\/div>\r\n
        \r\n\tquick sale helps take the load of selling another person's home off their hands so<\/div>\r\n
        \r\n\tthey can use that time to properly mourn over the loss of their loved one.<\/div>\r\n
          \r\n\t
        • \r\n\t\tWork recruits<\/strong><\/span><\/li>\r\n<\/ul>\r\n
          \r\n\tIf someone is relocating to another city for a job, for instance, it's very possible that<\/div>\r\n
          \r\n\tthe company is making up any loss on the sale of the house, so the Seller may be<\/div>\r\n
          \r\n\tmore willing to negotiate.<\/div>\r\n
