That's because I know what to look for in an MLS listing to keep my client ahead of the<\/div>\r\n<div>\r\n\tgame.<br>\r\n\t <\/div>\r\n<div>\r\n\tSo {first_name}, if you're looking for a deal, make sure to keep an eye out<\/div>\r\n<div>\r\n\tfor:<br>\r\n\t <\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong>Repeated price decreases<\/strong><br>\r\n\t\t <\/li>\r\n<\/ul>\r\n<div>\r\n\tThis is a telltale sign of a Seller who is listening to the market and is motivated to<\/div>\r\n<div>\r\n\tsell.<br>\r\n\t <\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong>Vacant homes<\/strong><\/li>\r\n<\/ul>\r\n<div>\r\n\tHomes are typically vacant for only a few reasons. Either the owners have<\/div>\r\n<div>\r\n\talready moved out, the previous tenants have left, or the property has been<\/div>\r\n<div>\r\n\tflipped. In any case, Sellers may be more willing to come down on price to save<\/div>\r\n<div>\r\n\tthemselves the monthly costs of owning a vacant home.<br>\r\n\t <\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong>High Days on Market (DOM)<\/strong><\/li>\r\n<\/ul>\r\n<div>\r\n\tThe definition of \u2018high' depends on the type of property and area, but you can<\/div>\r\n<div>\r\n\tsafely assume that anything sitting on the market for more than 30 days has lost<\/div>\r\n<div>\r\n\tthe interest of other Buyers. Now a high DOM may be a sign of a stubborn Seller,<\/div>\r\n<div>\r\n\tbut it could also be a golden opportunity to buy at a discounted price.<br>\r\n\t <\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong>Sellers nearing the end of their listing period<\/strong><br>\r\n\t\t <\/li>\r\n<\/ul>\r\n<div>\r\n\tThese Sellers are tired of failed showings, the upkeep of having their home \u2018show<\/div>\r\n<div>\r\n\tready', and negotiations that have turned unsuccessful. They just want to have<\/div>\r\n<div>\r\n\tthe sale of their home over and done with. You'd be surprised to know how many<\/div>\r\n<div>\r\n\thomes sell on day 90 of a 90-day contract.<\/div>\r\n<div>\r\n\t <\/div>\r\n<ul>\r\n\t<li>\r\n\t\t<strong>Properties listed by out-of-town agents<\/strong><\/li>\r\n<\/ul>\r\n<div>\r\n\tIt's easy. If you're not from here then you simply can't know the ins and outs and<\/div>\r\n<div>\r\n\tcommon practices of our market. That naive Seller who is using their brother's<\/div>\r\n<div>\r\n\tbest friend's mom might think they're doing themselves a favor,<\/div>\r\n<div>\r\n\tbut they could be losing out on tens of thousands of dollars. That's an<\/div>\r\n<div>\r\n\topportunity for you!<\/div>\r\n<div>\r\n\t <\/div>\r\n<div>\r\n\t*High-5* if you can spot any of these signs in your listings.
