Role of the HUD Consultant

{hud_consultant}, generates the Work Write Up Report which includes a SOR (Specification of Repair) & a BOR (Bid on Repair). The BOR is for your Contractor to fill out when bidding the job.  The main difference between these reports are the SOR already has the costs filled in for the work, while the BOR does not.

Your Contractor will fill in the costs on the BOR.  Do not share the SOR with the Contractor. Keep in mind, the initial SOR costs are based on "National Average Costs" and are not your final figures. Once the Contractor provides the completed BOR, the Final SOR can be completed. {hud_consultant}, will be overseeing the project and authorizing draws once we close on your loan and the work begins.

Please make note of the following...

Schedule {hud_consultant} to come out to {listing_property_address} as soon as possible

This is very important to have the {hud_consultant} out to the property right away as we need the HUD Consultant's Write Up to get the processes started.  Once we get the Write Up we can order the appraisal and get the file ready to go into Underwriting for your Initial Approval.  Per our notes, your financing is structured as a {renovation_loan_program} and the Contractor {has_a_contractor_been_identified} been identified. 

Fee Schedule: It's important to note that the cost for the inspection is due at the door. That fee varies based on size and scope of the project and the type of property.  On average, the cost ranges between $600-$1,000. Make sure to confirm with {hud_consultant} to be clear.

Time Frame: If you already have a Contractor selected for your renovation project, it typically takes 45-60 days to close. If you have not selected a Contractor, we ask that you give us > 60 days to close on your loan.  The longer it takes to select the Contractor the longer we'll need to close your loan.
