There are 5 very common (and expensive) mistakes I see people make far too often.


It doesn’t matter if you are selling or buying, these should be avoided.


As a home buyer, knowing these mistakes can help you better understand the mindset of sellers, and give you the tools to negotiate a better deal.

#1 Trying to Sell Your Own Home Yourself

 

Unless you have experience in the field of real estate sales -- hire a professional.

 

The amount of time & hassle you’ll save will be worth the thousands of dollars.

 

And I understand you’ve likely heard of people who’ve done it themselves and saved money.

 

However, being in this industry for years, I’ve been exposed to MANY horror stories that would make the hair on the back of your neck stand up.

 

There is a lot of work involved.

Not to mention the paperwork & stress involved. In most cases, when doing it yourself, you'll end up losing money.

 

On the flip side, as a buyer, you can often negotiate a better deal with FSBOs. This can be an advantage for you. So, be on the lookout for those.

 

#2 Pricing

 

The price must be right.

 

Home values are relative and hiring a professional to help you out is a wise decision.

 

There are also great online tools that you can use like -- MortgageCalculator.org -- which will help get you the suggested price range of your home in just a few clicks.

 

When it comes to over and underpricing -- you’ll lose money either way, so get it right.

#3 Clutter

 

This is a BIG one, and you’d be surprised how many neglect this simple improvement.

 

De-cluttering does not cost any money, only time, but well worth it.

 

People just don’t see the clutter as it’s normal to them.

 

Invite a friend or neighbor over to point out the messy areas.

 

#4 Empty House

 

Empty rooms look and feel empty. This is not good when you are trying to sell a home. Make it feel like a home.

 

Much like having too much clutter lying around, having empty rooms have the potential to leaving too much to the potential buyer’s home’s imagination.

 

You can stage your home, or if a room is empty, put a few pieces of furniture and/or some plants in there.
