for my best advice to prepare your home to SELL FOR TOP DOLLAR:
 
1. Invest
 
Your biggest return on investment come from your kitchen and
bathrooms. The quickest, most inexpensive updates include painting and
new cabinet hardware. Don’t leave dishes in the sink, keep the toilets
sparkling, and make sure there are no dust bunnies in the corners.
 
2. Showcase
 
Arrange your furniture to best showcase the floor plan and maximize the
use of space. Update your walls with a neutral-color paint so you can
present buyers with a blank canvas where they can start envisioning their
own furniture.
 
3. De-clutter
 
Storage is something every buyer is looking for and can never have
enough of. Empty out half your closets, then neatly organize what’s left.
Buyers will snoop, so be sure to keep all your closets and cabinets clean
and tidy.
 
4. De-personalize
Placing your home on the market requires objectivity. Store away family
photos, memorabilia collections and religious artifacts. The less personal
items in your home, the more buyers can imagine themselves living
there.
 
5. Light it Up
 
Maximize the light in your home. Clean the windows, increase the wattage
of your light bulbs and cut the bushes outside to let the sunshine in.
 
Adding mirrors will reflect light and make your space appear bigger than it
is.
