There are some very common (and expensive) mistakes I see people make far too often.


It doesn’t matter if you are selling or buying, these should be avoided.


As a home buyer, knowing these mistakes can help you better understand the mindset of sellers, and give you the tools to negotiate a better deal.

#1 Trying to buy or sell a home without representation.

 

Unless you have experience in the field of real estate sales -- hire a professional.

 

The amount of time & hassle you’ll save will be worth the thousands of dollars.

 

And I understand you’ve likely heard of people who’ve done it themselves and saved money.

 

However, being in this industry for 27 years, I’ve been exposed to MANY horror stories that would make the hair on the back of your neck stand up.

 

There is a lot of work involved.Not to mention the paperwork & stress involved. In most cases, when doing it yourself, you'll end up losing money.

 

On the flip side, as a buyer, you can often negotiate a better deal with FSBOs. This can be an advantage for you. So, be on the lookout for those.

 

#2 Making the right offer

 

The price must be right.

 

Home values are relative and hiring a professional to help you out is a wise decision.

 

We offer free automation appraisals on the potential homes you are interested in making an offer on to prevent you from over bidding on the purchase price.

 

When it comes to over and underpricing -- you’ll lose money either way, so get it right.

#3 Not getting rate quotes from a mortgage broker

 

This is a BIG one, and you’d be surprised how many neglect this simple must do.

 

Not doing this will have you paying a higher interest rate and a much higher payment than you should be paying.

 

People just don’t see the what the higher rate will do to your home payment.

 

Check on down payment non repayable grants that might be available.Dont be fooled when the company you are working with says you are not eligible.It usually means they just don't have the programs available.

 

#4 Down payment Grants

 

Did you check with a couple of lenders to see if they had access to non repayable grants for down payment?
