    This is your last notice; you have a 24 hr window, before inaction results in legal action. By legal action, we refer to the contract clause stating that: "The remedy of first resort is to schedule a dispute resolution arbitration", the findings of which will be binding upon the parties.

    Following that, if there's no satisfactory outcome we may be forced to file an action in the small claims court of jurisdiction, from which a judgement will be secured. A judgement can be used to back up a property lein or a collection agency demand, which if unfullfilled can ruin the credit of the debtor.

RCW 18.85.361.23 Any conduct in a real estate transaction which demonstrates bad faith, dishonesty, untrustworthiness, or incompetence; Also NAR Code of Ethics & Standards: Articles 11, 12 and 14 may apply. Disciplinary action in an ethics hearing can include a fine up to $5,000.
