A while back I blasted out an email with some essential tips for Buyers on their
journey to buying a new home.  
 
Since then I’ve updated the list with your feedback and even more useful tips. So without
further ado:
 
My Top 3 Tips For Buyers
 
1.   What's the Difference between a Buyer's and Seller's Market
 
A Buyers' Market occurs when there are more properties for sale than there are Buyers.
Sellers' homes are competing for a limited # of Buyers, so you'll see more price reductions.
Buyers have their pick of homes, which means that properties will sit on the market longer. 
If you're buying a home, this is the time to make your move.
 
A Seller’s Market occurs when there are more Buyers in the market than there are homes
for sale. Multiple buyers interested in the same property leads to bidding wars and higher
prices. If you’re buying a home in this market, be aware that the Seller has the advantage.
 
 
2.   There’s no average time before you find ‘The One.’
 
Nobody likes an "It depends" answer, but truth is, how long it takes or how many properties
you look at before you find ‘The One’ depends on you. If you’re new to an area, viewing
12+ homes to get a feel for a neighbourhood isn’t far from the norm. On the flip side, I’ve
also had clients put in an offer after the FIRST house they saw. They knew what they
wanted and they wanted it now.
 
3.   There’s no average # of days for closing
 
When an offer is made, the Buyer and Seller agree to when they want to close. ('Closing' is
the date the Buyer officially owns the home). I’ve seen closings as short as 2 weeks after an
offer was accepted, and as long as 12 months. Usually I see closings in the 30
- 90 day range, dependent on personal and financial circumstances.
