How's it going? If you're still looking for a home, I'm sure you have been to a few Open Houses. With that in mind, I wanted to send you some free information about how to make the most of your Open House trips.

Some of the common tips we tell our clients are:

1. Open Everything - From doors to cabinet drawers, it's the only way to get an accurate feel for how much storage the home has. You'll also be able to see if there are any hinge problems that the Open House agent might "forget" to tell you about.

2. Take the Takeaways - At first it may seem like all those pamphlets and property detail pages are extra clutter that you'll end up throwing away, but make sure you take something of that nature from the home. Once you start going to several Open Houses, it'll become increasingly difficult to distinguish one how from another with only the address name to help you.

3. Take Pictures and Notes - To piggyback off the previous point, it can be difficult to remember which features belong to which house after you've visited so many. Photos will allow you to create a pros/cons list of what you like and don't like about each home. Taking pictures and notes will also give you a visual representation of the home and help you make a more informed decision when it comes time to put in an offer.

4. Check Out the Neighborhood - It's important to remember that you aren't only buying the house, but the environment that comes with it. Next time you're leaving an Open House, take a short walk around the neighborhood and take note of things like traffic, the quality of other homes, proximity of neighbors, and so on. The neighborhood can have a big impact on whether or not the home is perfect for you.

5. Talk to the Seller's Agent - The seller's agent should be able to give you a clear picture of what kinds of updates or problems the house may have. They may also be able to give you a timeline of updates to the home. Talking with the agent will give you insight to what motivates the sellers, which means you may be able to modify your offer into something highly convincing to them.

6. Take Your Agent - Even though you may want to experience the home yourself, it can be rather helpful to have an agent along for the ride. Your agent will be able to point out things you wouldn't have thought of, and they will also be able to get additional insight from the seller's agent.
