The other day one of my clients, Julie, asked me to show her a beautiful 2 bedroom condo
by the water. The master room was spacious enough to store her large shoe collection
(she’s a designer, not a shopaholic lol).  And the place looked beautiful enough to decide it’d
be perfect for her and her teenage son.  
 
Only it wasn’t.
 
I double-checked the listing, and sure it had a nice description – “Spectacular views! The
waves are calling! A chance to live downtown!” But the listing agent missed the mark on
one critical thing: The “second bedroom” wasn’t in fact a bedroom. It was a den.  
 
See technically and officially, a ‘bedroom’ contains 2 essential elements:
 
A window and a closet.
 
It must. Have. Both.
 
Now whether that agent knowingly mislead the public in her listing is up for debate. The
problem is buyers like you rely on accurate listing info to justify a property’s listing price; An
extra bedroom in a home adds more value.
 
In this case, it wasn’t a “2 bedroom.” It was a  “1+1.”
 
So unless Julie’s son (or anyone else for that matter) wanted to sleep in the study, I had to
call and inform her that this condo just wasn’t going to fly.
