Hi. Attached is my official written offer to purchase the property shown at subject. Please present to the Seller as is legally required under Florida Statutes 475.278 (presenting all offers and counter offers in a timely manner) and advise if accepted or countered.
Please note that this is NOT a low ball offer but a realistic one based on the ARV of the comps that were 'pulled'. As Investors, we do not pay retail as we have to renovate the property and can incur significant market risks based on the length of time that it would take to do so.
I can close quicker than what is stipulated on the official offer letter if there is no cloud on title as this is a cash only transaction.
This attached document contains my offer price and terms. Please note that Proof of Funds can (and will) be provided if my offer and terms are acceptable to your client the Seller.
