There are NO upfront fees, or separate broker agreements. 


We offer programs through our direct lenders for the following:

  • Purchase / Rehab hard money: 80-85% LTC & 65-75% ARV. Avg rate 8.99%, [$75K - $5MM+].
  • Credit lines for purchase / rehab or build - Rates starting at 8.5%, lines from [$500K - $50MM].
  • Same coverage as Hard Money:  80-90% LTC & 65-75% ARV
  • No FICO Requirement
  • 3 x Liquidity = Credit Limit (lines starting at $250,000). Min loan amount $75,000                                      
  • Credit Line Term is 9-12 months, so you lock in the interest rate and replenishing funds for the duration of that term.                              
  • Interest ONLY monthly payments on funded capital.
  • Hard money take-outs for rentals/buy and holds.
  • We have options for 5/1 ARM, 7/1 ARM, or 30-Yr Fixed through our lender directly. It's low doc underwriting because it's real estate based and can fund in as little as 14-30 days.
