I try to stay one step ahead of the underwriters in an effort to keep your file moving along the process. So, let’s get started.

To being, please provide the following:
 
  1. Borrower & Business Application: (see attached): Please be as complete and accurate as you can. For jointly owned assets, please include them in only one of the principal’s applications to avoid double counting.
  2. Guarantor Application: (see attached) each guarantor is required to complete a separate application
  3. Property Application : (see attached) complete one for each property
  4. Track Record Report: (see attached) Breakdown of deal completed in the past 36 months. Please list your fix & flips on the top section and rental(s) on the bottom section.
  5. Rehab Budget: (see attached) For each property.
  6. Government Identification: Please provide a driver’s license or other government-issued identification.
  7. Purchase Contract: Sales contract or Mortgage Statement for refinance
  8. Evidence of fund: Last 2 months Bank Statements
  9. Corporate documents: For each entity involved in your transaction, please provide:
    1. Formation documents, e.g., articles of incorporation, articles of formation, etc.
    2. Governing documents, e.g., signed LLC’s operating agreement, a corporation’s by-laws, etc.
    3. Evidence of good standing. If the secretary of state in the entity’s state of incorporation publishes standing information online, a screenshot of the website is generally sufficient, although in states where this is not available a good standing certificate is required.
    4. Proof of EIN: SS-4

Important{first_name}, I suggest that you set up a Google Drive Folder and save the above information and then share the Drive Folder with me. This way we can avoid the back and forth in paperwork collection .
