In order for me to process your request, I will need the following:
 
  1. Fix & Flip/ Bridge Application (see attached):  Please make sure they provide the Title/ Escrow Company contact information.
  2. Government Identification: Please provide a driver’s license or other government-issued identification.
  3. Corporate documents: For each entity involved in your transaction, please provide:
    1. Formation documents, e.g., articles of incorporation, articles of formation, etc. 
    2. Governing documents, e.g., an LLC’s operating agreement, a corporation’s by-laws, etc.
    3. Evidence of good standing. If the secretary of state in the entity’s state of incorporation publishes standing information online, a screenshot of the website is generally sufficient, although in states where this is not available a good standing certificate is required.
    4. EIN Certification - SS-4
  4. Purchase Agreements: Please provide both contracts
The cost associated with Transactional Funding: 2% of the purchase price the wholesaler is paying or $1,500.00, whichever is greater.
 
I suggest that you have the client setup a Google Drive Folder and save the above documents to it. Then share the Drive Folder with you and me.  This way we can avoid the back and forth in paperwork collection .
