We specialize in funding Contractors and Real Estate Investors. I can certainly help you acquire funding for Fix & Flips, Rentals and Buy & Holds. For starters, we have no upfront fees or separate broker agreements. We offer programs through our direct lenders for the following:

  • Rehab hard money  - up to 90% LTC and rates from 7.99%, $50K - $10MM+

  • Credit lines for rehab or build - Rates starting at 7.49%, $50K - $5MM+. 

  • You just need 620+ FICO and $50k in the bank to get a $500k line of credit. The way it works is 10x liquidity = credit limit (goes up to $5MM and 2-year terms)

  • Hard money take-outs for rentals/buy and holds. 

  • We have options for  5/1 ARM, 7/1 ARM, or 30-Yr Fixed through our lender directly. It's low doc underwriting because it's real estate based and can fund in as little as 14-30 days. 

  • Rates are typically in the 5%-7% range and can be brought down to 0 with only 30 days seasoning needed to close any deal.

To stay highly competitive, we try to keep the fees to a minimum and typically see 1-2 pts on origination with no hidden fees and full disclosure upfront.

We also offer commercial funding programs for the Business, Hard money, Bridge loans, Purchase, Refinances and Construction.

Rates can start as low as 3.75% on Refi and go upward from there. 


Many commercial deals are also considered as asset based and credit score isn't considered at all when underwriting a deal.

We also offer funding for equipment, credit lines, term loans and working capital at very competitive rates through our direct relationships that can often close within 1 - 3 business days.
