This is a guide to showing your house.
 
This is not going to be your obvious ‘clean the house and put away any cash and
valuables’ type list.
 
No no. This is the mother of all lists. It contains only 3 items, but they’re the
biggest tips for every Seller to successfully show their home.
 
1. Leave the House
 
Beat it. Scram. Skidaddle. It can be tempting to stick around while Buyers tour
your property, but it’s actually pretty awkward for the Buyers to see you there.
Serious Buyers will want to take their time to explore. They’ll open closets, peak
in the fridge, and run the taps. If you’re there cooking dinner or your teenage
son is watching TV, it’s uncomfortable for the Buyers and they’ll feel rushed.
 
Fact: The #1 reason a house stays on the market for a long time is the Seller
being home during showings – even if the Seller waits outside or stays in one
room.
 
DO: make it a mission to discover all the coffee shops and grocery stores in
your neighbourhood during showings.
 
DON’T: be that creepy guy parked out in your car across the street pretending
to wait for a friend.
 
2. Don’t Sweat the Small Stuff
 
While almost all agents and their clients are courteous and respect that they’re
guests in your home, sometimes carelessness happens. Occasionally visitors will
forget to turn the lights off or unknowingly track dirt through your home. Also
rare but plausible - agents forget to lock a door, they leave a window open, they
use your toilet and forget to flush (eww), they let the cat out.
 
DO: Take it with a grain of salt. It’s a small price to pay when any one of these
prospects could potentially be your next Buyer.
 
DON’T: neglect to tell me know right away if anything out of the ordinary
happens.
 
3. Be Flexible with Showing Times
 
Showings usually occur outside regular 9-5 work hours, so appointments will
likely be requested during evenings and weekends. I recommend allowing
showings 10 am - 8 pm, 7 days a week, with as little notice required as possible.
Limiting show times means restricting the pool of potential Buyers. Fewer
Buyers means a lower selling price.
 
Most showings are scheduled for one hour, but the average showing lasts 15
minutes. This is to account for traffic and other unknowns that come with
seeing multiple homes in the same day.
 
Pro Tip:
 
Despite our best efforts, some agents will be late or miss their appointments. If
this happens, expect a call to extend or delay an appointment and accept at
your prerogative. If you decline and they choose not to reschedule then your
property was never a priority; they weren’t serious about your home to begin
with.
 
DO: Be willing to vacate on short notice.
 
DON’T: Beat yourself up if you get the odd no-show. There will be others.
Showings can get annoying because it means always making sure your home is
clean and being ready to take off on short notice. I know. It gets old after a few
weeks.
 
Just take a deep breath and remember the big picture…and that it will all be over
soon.
