Did you know that there’s a whole section in an MLS property sheet that listing agents don’t
share with the public?
 
It’s a private section that only Realtors get access to - and it's filled with information about
a home and its owner.  
 
Luckily for you, I get a kick out of playing detective. I obsessively search this private section
for slight clues about a listing that may easily be overlooked by other agents - clues like
why a Seller is selling.
 
Some Sellers NEED to sell more than others, and if they’re motivated enough, you're likely
to score yourself a sweet deal. So let me fill you in...
 
Sellers who NEED to sell:
 
  • Close on a specific date
When a Seller wants an exact closing date (ie. August 15, 2018), that’s a strong
indication they’ve either already bought a house that closes on that day, or they
have a mortgage that’s coming due. For them, timing will likely override price.
  •  House flippers
Short timelines and a quick sale are critical for flippers. They have the same costs of
home ownership as everyone else – mortgage, taxes, utilities, ongoing maintenance
– so the longer they hold on to a property the less profit they make. If they’ve
already purchased their next reno this is a good reason for them to be flexible on
price.
 
  • Estate sales
Now I’m not advocating taking advantage of anyone who’s lost a family member.
That’s just bad karma. Estate sales just tend to have more motivated Sellers
because the Sellers may not necessarily benefit from the proceeds of the sale. A
quick sale helps take the load of selling another person’s home off their hands so
they can use that time to properly mourn over the loss of their loved one.
  • Work recruits
If someone is relocating to another city for a job, for instance, it’s very possible that
the company is making up any loss on the sale of the house, so the Seller may be
more willing to negotiate.
