If you spend your weekend afternoons visiting local open houses, it might be time to
consider buying a new home. Before we start, you can make sure you know a few tips to
prepare you for getting a mortgage and more importantly, how to avoid making a mistake
which can delay the purchase.
 
Don’t:
 
  • Don’t Make Credit Changes – This is not the time to spend money. Do not buy a new car, new TV or open a new credit card. Even small changes can make a big difference in your credit score, even if the reduction is only temporary.
  • Don’t Change Jobs – Life happens; but lenders want to see consistency and even a new job with more money will require an explanation. Best to wait if you can.
  • Don’t Change Banks – Why would this matter? The question is why change banks? Anything which prompts a question can create issues you simply don’t need.
  • Don’t Payoff Old Bad Debt – This seems counter-intuitive doesn’t it? Why wouldn’t it help to pay off debt? Because right now that debt is receding back in time, making any kind of payment brings it back to the foreground and has a negative impact.
Do:
 
  • Make all your payments on time
  • Reduce monthly spending if possible – Lenders will look at your monthly bank statements, showcase fiscal responsibility by showing as much disposable income as possible.
  • Talk to a lender – Even if you’re not ready today; speak with a lender. We can help you understand your current situation and how to prepare for the future.
